LOCATION COUNTS!



You've heard the old expression, "Location, Location, Location!" Well, its still as true today as it was 50 years ago.

When you are looking to buy, or sell a home you'll find that the location of the home in question will help drive the price (negatively or positively) as well as significantly contribute to a home's future appreciation and desirability.

While everyone's needs and wants are different, the following is a list of factors that have historically positively impacted a homes sale price and desirability:

  • A good or excellent School District
  • The home's proximity to public transportation 
  • The home's proximity to shopping and houses of worship
  • If the neighborhood has a low crime rate
  • A home located on a quiet block
  • A home that has a Corner property
  • A home on a cul-de-sac
  • A home with a water view
  • A home on a tree-lined street

Location is so important that if given a choice between a home in excellent condition with a bad location, vs. a home in fair condition with a good location; a great REALTOR would always advise you to choose the home in fair condition. The reason being - you can always improve the condition of the home via remodeling, but you can never change the home's location!
